Give us your list of vendors and detailed instructions on how you would like new maintenance requests handled for your property and we will input it in our system so that you are covered, 24/7. This system is fully customizable so you can select who will be contacted during what hours, what days of the week and for what issues. If your primary contact does not confirm or respond to the work order within a predetermined amount of time, the next vendor on your list will be contacted. You also get to determine what is normal and what is urgent. Maintenance made easy.

Everything provided in Tier 2, PLUS:

  • MLS listing of your vacancy + paid Facebook ads
  • Professional photo editing and drone photos of your property, 24/7 virtual tours
  • Take application screening to the next level with specific Statewide Criminal screening and enhanced Employment/Income Verification
  • Landlords can include their own personalized property-specific addendums with each new lease.
  • Guarantee all tenants are covered by renter’s insurance through the duration of their tenancy. If they allow their policy to lapse, they will automatically be switched over to our Liability to Landlord Insurance policy via Smart Ensure.
  • Furnace filters and smoke alarm batteries are replaced during the annual inspection at no additional cost to the Landlord (materials included!).
  • Choose from a variety of monthly owner statement options or combinations to best suit your needs!
  • Late fees, 5 Day Notice fees and Lease Break Fees are split 50/50 between management company and Landlord
  • Payment of additional property invoices such as utility bills, HOA dues, mortgage payments, and property taxes are available
