Where it all begins...

These are the steps you can expect to follow on your Pathway to Prosperity with Peak Property Solutions property management services. We can't wait to accompany you on your journey!

Base Camp

 Initial Property Consultation and Preview

We do a general property assessment, provide comps and feedback, our owner success packet and schedule a time to review this information with you in detail to discuss the best path moving forward.

Trailhead

Owner/Property Intake

We work hand and hand with our property owners during the intake process to prepare you and your property for the journey ahead. Our team will handle any cleaning, repairs, carpet cleaning, rekeying or other maintenance items that may need attention before presenting your property.


Once everything is in order we will do an inspection that will serve as the standard for your property’s condition moving forward, known as the Core Inspection.

Switchbacks

Property Marketing

Now that your property is in rent-ready condition, it’s time to get it on the market. This process will involve premium photos of your property, digital marketing across several internet databases, yard signs to capture local neighborhood attention, and secure, digital entry lockboxes to ensure the greatest number of showings on your vacancy.


We will review many applications and select only the most qualified applicant(s) to be placed in your property. A detailed pre-move in inspection will also be done during this time, known as the Ascent Inspection.

Summit

 Lease Execution and Tenant Move In

This, of course, is the pinnacle of the rental process. Our detailed lease agreement will be signed with the tenant on your behalf and all deposits and move in funds collected. We will arrange for the tenant to get all keys to the property and make sure they are set up for success while living in your home.

Plateau

The Day-to-Day of Property Management

We aim to sustain success and maintain momentum by going above and beyond in the daily activities of property care and customer service to ensure both homeowner and tenant are satisfied and the property is well maintained.


This includes monthly rent collection and distribution of owner financial statements, expedient handling of incoming maintenance requests, regular drivebys, and preventative maintenance, to name a few.

Highland

Review and Renew

It is at this point in the journey that we will evaluate where we started and where we are now. We will handle lease renewals with a current market analysis and discuss with you your plans for the property.


Annual inspections, known as Ridgeline Inspections, will be conducted to ensure your investment is being maintained. Year end reports and tax documents will be compiled and published to your portal for easy access year round.

Basin

Tenant Move Out

Although we strive to create an environment that will create a long lasting rental solution for each tenant, we understand that the nature of the business involves turnover. It is at this point in the process that we will conduct a thorough move out inspection, also known as the Descent Inspection.


This will be compared to the Ascent Inspection to determine what charges, if any, should be billed to the tenant’s security deposit. We will again work hand in hand with you to get the property back to its rent-ready condition in the quickest manner possible to ensure we get a new tenant and resume a steady cash flow for your investment.
